Minors & Brady's Letting Fees and Charges

We offer a range of different services for landlords and the ability to further tailor these services to suit your requirements. As every property, landlord and situation is different, so are our fees; but we would love to hear from you to discuss what you are looking for from a letting agent and we can provide you with a quote for this!

Holding deposit

Applications for rental properties are subject to a holding deposit equivalent to one weeks rent which is only paid once the landlord has approved your application in principle, this is still subject to referencing and contract. The holding deposit is non-refundable if you have provided false or misleading information, failed a right to rent check or decided not to rent the property.

Deposits

Each tenancy will require either security deposit equivalent to 5 weeks rent which will be secured within a deposit protection scheme, or an equivalent deposit replacement guarantee purchased by the tenant.

Move-in Monies

On or before the tenancy start date, you will need to have paid the outstanding funds for the tenancy. These funds must have cleared in our account on or before the tenancy start date and we will not be able to release keys without cleared funds. These funds include the following:

Initial Rent (normally 1 month unless a higher advance rent payment has been agreed)
Damage deposit (five weeks rent) or deposit replacement product

Tenancy Charges

Any changes to the Tenancy Agreement once begun will be subject to a charge of up to £50+VAT. If a landlord grants early release from a fixed term tenancy, this may be subject to the tenant making payment for the re-letting process (or a contribution towards these costs.)

Late Rent Payments

Minors & Brady reserve the right to charge 3% above the Bank of England base rate in interest on the late payment of rent from the date the rent payment is missed whereby the rent has been due for 14 days or more.
